Before you discount your rental, fix the trust gap.

A cheaper stay still leaves one expensive question: is this place real?

In The Guestbook's survey of 3,342 members of its traveler community, 62% worried about a property's legitimacy when booking direct.[29] Seventy per cent wanted a clear cancellation policy to feel comfortable using a rental's own website.[29]

That gives owners a useful job before reaching for another discount. Make the journey from discovering the property to reserving it easy to understand and check.

Guests want more than a saving

Touch Stay asked 1,204 short-term rental guests whether they would book directly with a host to save 10-15%.[31] Sixty-nine per cent said definitely; another 26% said it depended on trust.[31] A professional website with detailed information was the most frequently named confidence-builder, at 59%.[31]

Those answers describe willingness, not completed bookings. But they suggest a better starting point than assuming every hesitant visitor needs a bigger discount.

Simply Owners found another reason to look beyond price. Among 395 verified holidaymakers from its UK network, 42% named speaking with the owner as their main reason to book direct, compared with 29% choosing lower price.[25]

The opportunity is to make your own route feel understandable and personal. Give guests enough information to decide whether your rental fits, and a real way to ask what remains unclear.

Check the handoff, not just the homepage

Open your property page on a phone and follow the booking link as though you have never heard of the business. Check these four points.

Does the property stay recognisable? Keep its name, photos and core facts consistent between the discovery page, your website and the booking engine. If checkout opens on a provider's domain, explain that handoff before the guest clicks. A sudden change of name or branding deserves an explanation.

Can a guest inspect the evidence? Link to genuine reviews where readers can see their source and context. In Vrbo's Harris Poll study of 1,758 recent vacation-rental travelers across seven countries, verified reviews, review scores, recency and detailed written reviews all mattered to respondents.[27] A decorative star graphic cannot answer the same questions.

Are the terms visible before commitment? Put cancellation rules, deposit requirements and the full price where guests can inspect them before paying. The same Vrbo study found that 66% considered a total price not shown clearly upfront a booking deal-breaker.[27] Let the booking system handle changing prices, but make the route to those prices obvious.

Is there someone to contact? Show the business or operator behind the stay and an approved enquiry route. State a response time your team can actually meet. For a portfolio, make sure the enquiry still identifies the property; guests should not have to describe the house again after every click.

Give discovery a clear destination

An OpenStays.AI Property Passport adds a public, AI-readable route to owner-approved property facts and the owner's or agency's chosen booking route.[40] It works alongside the website and booking provider you already use, with no listing fee and 0% OpenStays.AI booking commission.[40]

Use that handoff deliberately. Keep the facts consistent and send guests to the relevant property page or approved booking route. The Passport supplies information and direction; your booking provider remains responsible for its checkout and payment experience.[40]

Before buying more traffic or cutting the rate, walk the route you already have. Find the point where a stranger would need reassurance, then answer the actual question.

Create your free Property Passport and give guests a clear path from the facts you approve to your direct booking route.
