- We also charge a minimum of $150 for an unapproved late checkout.
- Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.
- We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.
- Pet Fee is $100 (max of 2). This is a one-time, non-refundable fee as it causes a lot of extra cleaning for our crew, extra wear, and tear on the house and we have to shampoo the furniture as we have some guests who are allergic to pets.
- No events, parties, or additional guests than the number on your reservation without permission. An additional event fee will be charged.
- Our pool can be heated with fee.Please note:1. Pool temperatures will vary slightly based on weather conditions.2. Heating is available upon request. Please notify us at least 24 hours in advance.|Heads up: If the temperature drops below 40°F, certain functions of the pool or spa may not be available, including heating.
- Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. Outdoor music and amplified speakers must remain at a respectful neighborhood volume at all times. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term - and the only way that works is if this rule is followed.
- Note: There is a $500 fine for any noise violations.

- One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
