- For cancellations, please note that the 3.5% credit card processing fee on any amount paid is non-refundable.
- We also charge $150 for an unapproved late checkout.
- Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.
- We only host groups where the primary renter is above the age of 25+ years old. Will need ID for verification.
- No parties or events.
- We only accept pets that are under 50 pounds and we'll just ask for a picture.
- Pet Fee is $165 (max 2). This is a one-time, non-refundable fee as it causes a lot of extra cleaning for our crew, extra wear, and tear on the house and we have to shampoo the furniture as we have some guests who are allergic to pets.
- No pets on furniture, please! Also, please clean up your pet's feces or we will charge an additional $40 fee if uncleaned feces are found.
- Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. Outdoor music and amplified speakers must remain at a respectful neighborhood volume at all times. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term - and the only way that works is if this rule is followed.Note: There is a $500 fine for any noise violations.
- You can use the paddleboards, kayaks, water lily, and private slip at no extra charge.
- One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
